The Government of Karnataka implemented the RERA Act 2016 with RERA Karnataka in July, 2017 under section 4(3) of the RERA Act.
The Government of India issued the Real Estate (Regulation and Development) RERA Act in 2016 to ensure greater transparency, accountability, financial discipline, and speedy resolution of issues for home buyers and promoters. The bill also states that each state in India should have its own RERA (Real Estate Regulatory Authority) to monitor the progress of real estate deals and resolve disputes quickly.

The Karnataka Real Estate Regulatory Authority or the Karnataka RERA is the real estate regulatory body that is responsible for overseeing the real estate sector in the state of Karnataka. Similar to the MahaRERA, its main objective is to promote fair practices in the real estate sector and to promote the interests of homebuyers by transparency and accountability in the market.
As of September 2024, Karnataka RERA has 5417 registered agents and 8357 registered projects.

- Timely Delivery- Developers are accountable to K-RERA for completing projects on time and as per approved plans. This helps protect home buyers from delays and changes in plans. Projects will have a much lesser chance of being delayed since 70% of the payment will be used for construction fees and in case there are any delays, the developers and buyers must pay an interest rate of 2% over the SBI’s Marginal Cost of leading rate.
- Progress Tracking- Customers can track the progress of the construction of their homes easily on the website.
- Customer Complaint Redressal- RERA Karnataka provides a quick and efficient mechanism for resolving disputes between home buyers and developers. Any conflicts that arise between buyers and developers need to be resolved within 120 days of the complaint.
Registration process under RERA Karnataka
- Visit the official Karnataka RERA website: https://rera.karnataka.gov.in/
- Click on Registration tab
- You will be offered five options: Project Registration/Complaint Registration/Apply for Extension/Change Request/Post Registration and Quarterly Update.
- Make sure you go through the checklist and user manual that includes the documents required, functions and duties, and other such information.
- Choose from the promoter type: Individual or Societies or Company or Partnership Firm or Development Authority or Trust Agents.
- Enter your email id.
- Follow the given instructions to register yourself
Documents required for Agents:
The real estate agent must pay Rs.25,000 as registration fees if he is an individual. In every other case, the registration fee is Rs.2 lakh.
