RERA Punjab – Registration Process, Fees & Charges

The Government of Punjab implemented the RERA Act of 2016 with the RERA Punjab in August 2017 under section 4(3) of the RERA Act

The Real Estate Regulation Authority Act of 2016 (RERA Act)  mentions that each state in India should have its own Real Estate Regulatory Authority (RERA) to ensure smooth functioning of the real estate sector in that state and to resolve disputes quickly and effectively. The RERA Act is one of the landmark acts in the real estate industry. 

About RERA Punjab

Punjab RERA, the Punjab Real Estate Regulatory Authority, is the regulatory body that governs the real estate sector in Punjab state. Similar to MahaRERA, its primary objective is to promote the development of the real estate industry and ensure the welfare of homebuyers by making sure that there is transparency and accountability. Promoters and agents must be registered with RERA Punjab if they want to sell or advertise any real estate in Punjab. Builders and Promoters are also required to update their current and future projects and consistently maintain updates on the website. If they do not do so, they will attract heavy fines. 

The headquarters of RERA Punjab is Chandigarh. As of September, 2024, they have 1335 registered projects, 3281 registered real estate agents and over 3450 registered complaints. 

According to recent real estate news, the Chairman of RERA Punjab, Satya Gopal resigned earlier this year and they have currently been inviting applications for the Chairman Post.

How to register under RERA Punjab?

  1. Visit the official website of RERA Punjab https://rera.punjab.gov.in/
  2. Select the Project registration Tab
  3. Create an account to register
  4. Select from the given options: promoter, real estate agent or complainant
  5. Fill in required information
  6. Create your account

Documents required to register a project under RERA Punjab:

The documents required when registering a project are:

  • Details of the promoter- PAN number, Aadhaar number, company registration certificate, passport size photographs, and details of parent entities if applicable
  • Financial Information: Profit and loss statement for the last three years, cash flow statement for the last 3 years, auditor’s report, annual balance sheet, etc.
  • Project Information: project specifications, amenities, start and end date of the project, litigation details (if applicable), development plan, documents that are to be signed with the allottees, etc.
  • Project Land Details: It includes land area, latitude and longitude of the start and end point, encumbrance details, title deed, and approved project plans also need to be attached.
  • Project Updates: It includes construction details, parking details, external development works, proposed facilities etc.

  • PAN card
  • Aadhaar card
  • Basic personal details like address, contact details etc.
  • Income tax returns
  • Details of the business
  • Duly filled form
  • Copy of the Demand Draft- Proof of payment of registration fee

How to file a complaint under Punjab RERA?

  1. Visit the official website of Punjab RERA
  2. Select the Complaint Tab
  3. Click on file a complaint
  4. Create an account by registering your email id and password
  5. Log into your account
  6. Select the type of complaint (Complaint Form ‘M’ or Complaint Form ‘N’)
  7. Fill in the required information
  8. Pay the complaint registration fee of Rs. 1000 per complaint
  9. Upload supporting documents related to your complaint
  10. Submit.

Compliances Under RERA Punjab Act

RERA Punjab has introduced ‘Quarterly Compliance’ to increase transparency and protect the interests of buyers.

  • Developers must submit documentation on the progress of the project on a quarterly basis.
  • The builder must update purchasers on the progress of their developments.
